Responsibilities:-
- Should have good knowledge of applicable land laws, rules and regulations applicable across and shall have understanding of various land records;
- Advising company in land matters to mitigate the risks, disputes and issues involved while purchasing lands;
- Coordinating with land team, acquisition vendors and assisting Panel Advocate in the preparation and finalization of Title reports.
- Obtaining records and documents of lands from authorities;
- Verification of TSR, records and documents pertaining to title of lands proposed for acquisition;
- Proficiency in drafting and vetting of various documents like agreement to sale, sale deeds, MoU, Affidavit, letters to authorities etc.,
- Provide support in completion of post registration formalities including mutation and land conversion.
- Provide support in applying and obtaining Certificates of conversion of Land from Agriculture to Non-agriculture from competent authorities.
- Provide all support during creation of security in favour of lenders.
- Advising organisation in land matters to mitigate the risks, disputes, litigations, and issues involved while purchasing private lands and represent the company in any legal/court case and ensure favourable disposal of the cases in tandem with the internal legal department and project department.
- Drafting and vetting of notices and its response. Record keeping of legal notices & compliance and all land litigation matters (if any).
- Preparation of MIS.
